This document outlines the standard terms and conditions for home rentals managed by Voyage Travel Sdn. Bhd. (hereinafter referred to as "the Agent") for both long-term and short-term rentals in Malaysia.

1. Definitions

Tenant/Renter: The individual(s) or entity renting the property.
Owner/Landlord: The legal owner of the property.
Agent: Voyage Travel Sdn. Bhd., acting as intermediary.
Property: The residential unit or house being rented.

2. Rental Agreement

A formal rental agreement must be signed by both Tenant and Owner, facilitated by the Agent. The agreement will specify rental duration, rent, deposits, and other conditions.

3. Rental Duration

Short-Term Rental: Less than 6 months
Long-Term Rental: 6 months or more

4. Payment Terms

Security Deposit: Equivalent to 2 months' rent
Utility Deposit: Equivalent to 1 month's rent
Advance Rent: 1 month in advance
Payment Method: Bank transfer to Owner or Agent

5. Tenant Responsibilities

Maintain property condition
Pay utilities (electricity, water, internet)
Report damages immediately
No subletting without written consent

6. Owner Responsibilities

Ensure property is habitable
Handle maintenance (except tenant-caused damage)
Provide ownership documents

7. Termination of Lease

Short-Term: 30 days written notice
Long-Term: 60 days written notice
Early termination may incur penalty

8. House Rules

No illegal activities
Pets only with approval
Smoking subject to owner approval

9. Agent’s Role

Facilitate agreement
Collect/disburse payments
Mediate disputes

10. Governing Law

This agreement is governed by Malaysian law. Disputes shall be resolved through mediation or Malaysian courts.

Additional Notes

Property inspection before and after tenancy
All parties encouraged to communicate openly
